This auspicious April owes much to the same long, brutal winter that all but froze home sales for the last several months - pun intended. The winter of 2013-2014 just wouldn’t quit -and technically still hasn’t, as evidenced by the snowfall this week in temperate areas!- and interminable cold and blizzard conditions do little for folks’ willingness to engage in the outdoor-oriented activities of readying a home for sale or shopping for a new one. Homeowners have been sitting on an above-average quantity of homes for sale, and just like the bluebells and asters, everyone’s ready to set down new roots. Stock of for-sale single family homes is twenty percent higher than it was at this point in 2013, and corresponding numbers of townhomes for sale is up fifty percent! That makes sense, given sales in the first quarter of 2014 were down over ten percent and it’s a known fact that Loudoun is on the rise.

That’s all in the past, it seems. Realtors are reporting a spate of busy weekends in Sterling and Ashburn, with the most appealing properties seeing bidding wars ignite! Single-family homes and townhomes are, unsurprisingly, seeing the biggest swell in numbers. Two- and three-story Colonials continue rising in popularity, in accordance with Loudoun’s swelling population of burgeoning families. Certain demographics, like young marrieds and empty-nesters, are scooping up sale-ready townhouses virtually as soon as owners can get them listed.
