This is particularly the case when it comes to real estate listings. For buyers overwhelmed by a tidal wave of MLS data on dozens of homes that meet their list of specifications, pictures are truly worth a thousand words. It’s been proven time and again that a large amount of buyers actually check the pictures before even bothering to read the listing! With this in mind, it’s easy to understand why great snaps are absolutely indispensable.

Humans are, by nature, visual creatures. Listing agents can (and do!) craft the most extravagant, delectable descriptions of shining wood trim, professional-grade appliances, artisan tile flooring, and gleaming pools, but nothing quite compares to eyeballing these perks in their full-color, high-res glory. Hopefully by now you have figured out that not only are photos important, but fantastic photos are best of all. Beyond ensuring that your pictures aren’t being taken by a 1980s-vintage disposable camera, here’s a quick list of things you can do to ensure your house is ready for its close-up:

  • Clean, clean, clean! Your home should already be staged and shipshape if you are serious about selling, so hopefully it isn’t too difficult to make sure things are showroom-spotless before the photographer arrives.
  • Don’t forget the light. The time of day during which you schedule your shoot will impact the quality of photos that result. Your photographer can advise you on what hours are optimal.
  • Accentuate the positive. If your home sports anything unique, beautiful, or special, be sure it gets screen time! This can include meticulous gardens, lovingly-preserved original fixtures, or standout architectural details.
  • Take plenty of photos. Buyers want a total sense of what your home is like. Nothing is more frustrating than just a teasing peek! Be sure that detailed images of each bedroom and bathroom are included, along with multiple angles of larger spaces like the kitchen, den, and living room.
