New real estate project in Tysons Corner plannedAs Tysons Corner continues to grow and thrive, some exciting new developments are making headlines. The newest, posted on Fairfax County’s news page, concerns a brand new mixed-use development that was just approved by the Board of Supervisors next week. Where there are currently several car dealerships, there will soon be living and walking space for people. This is indicative of the direction in which Tysons is being taken—more residential space and walkable amenities, less urban sprawl and insane traffic. Fairfax County is shaping Tysons Corner into a place that people want to live and not just pass through. Dominion Square West, the new development, will be a big step towards that goal.

Dominion Square West will take the land off Leesburg Pike currently occupied by dealerships and will replace them with 1.7 million square feet of residences, offices, and retail space. This land is prime real estate, as anything built on it will be a quick and easy 3-6 minute walk to the Spring Hill Metro station, which is directly adjacent to the plot.

According to Fairfax County, “Capital Automotive Real Estate Services—also known as CARS, LLC—will redevelop a 7.63 acre ribbon of properties at the intersection of Springhill Road and Leesburg Pike. This strip of land is currently built out with more than 70,000 square feet in auto showrooms and service centers, plus their surrounding sales lots”

As currently planned, Dominion Square West will consist of at least four buildings. Two will be apartment buildings with as many as 1,150 units between them (including 20 percent affordable housing), and two will be offices. The office towers will be situated closest to the Metro station and will feature ground-floor retail. Additionally there will be about 90,000 square feet of retail space and three public parks, including a half-sized athletic field… for now.

That last one is conditional on whether Dominion Square East becomes a reality, because provisional plans for that site include a full-sized athletic field. If that is the case, there will be two additional apartment buildings erected on the site of the half-field on the west side. 

?One of the most attractive features of Dominion Square West is the amount of urban park space it promises, including a “sky park” built high above the ground between the two office buildings. The sky park, which will be public, will offer “amphitheater-style seating, a multipurpose stage for performances or outdoor movies, water feature, landscaping, public art, and movable tables and chairs.”

In addition to all this, the Spring Hill Metro station will be expanded to accommodate the expected surplus of traffic.
